<p>With the cost of education continuing to increase from year to year it is becoming increasingly difficult to find the money necessary for a college education and more and more students spend more time thinking about raising the money needed than they do working at their studies. As if this were not bad enough in itself all too many students discover that once they have left college they are saddled with so much debt that it simply drags them down and will probably take many years to pay off. Now, if this seems to be a grim picture then for a lot of students the problem of financing a college education is compounded by a need to raise the funds needed without the availability of a cosigner to their loans.</p>
<p>These days college funding is not simply a matter of looking to a single source of finance for the majority of students but is a matter of putting together a portfolio of funds from a variety of different sources.</p>
<p>The first action for all students must be to try to find scholarships and grants. A lot of students simply overlook this source of essentially free money altogether and yet you would be surprised at just how many scholarships and grants are available today. In a lot of cases of course the sums of money available are reasonably small but nonetheless can be extremely helpful as a part of your total funding plan.</p>
<p>The next source of funding should be federal loan funding through schemes such as Stafford and Perkins loans which are offered as both subsidized and unsubsidized loans. Perkins loans particularly useful because of their low interest rate but are also the most difficult loans to get and need a student to demonstrate financial hardship.</p>
<p>Unhappily at this point in spite of the fact that you will have begun to create your portfolio it is unlikely that it will provide you with sufficient money and you will now need to begin casting your net wider and will have two roads to follow.</p>
<p>If you are fortunate enough to have the assistance and support of either a parent or guardian then they may apply for a federal student PLUS loan to make up the shortfall between the funding you have been able to source yourself and the total cost of attending college. Student PLUS loans are subject to your parent or guardian having a fairly good credit rating but the requirements are not as strict as those applied by private lenders.</p>
<p>If you do not have a parent or guardian you can turn to or simply decide to go it alone then you will need to obtain a loan from a private lender and exactly how simple that will be will depend to a large extent on your own credit history. In most cases lenders will be happy to grant you a loan if you have a good credit rating and will ask for a cosigner if you have no credit history against which they can make their lending decision or have a bad credit rating. Nonetheless, with a growing number of people with a bad credit rating today there is also a rising number of lenders who will grant loans without the requirement for a cosigner and so it is merely a question of shopping around.</p>
<p>A bad credit loan without a requirement for a cosigner will naturally cost you more than a standard good credit loan but as long as you take your time and shop around carefully you will find a loan at a reasonable rather than exorbitant interest rate.</p>

In this hot seller&#8217;s market, a preapproval letter from your mortgage lender can help you secure a winning bid on the home of your dreams.<BR><BR>More detailed than a prequalification. Actual paperwork and credit checking process<BR>A preapproval involves much more than filling out a questionnaire. It is essentially going through the entire mortgage application process and having the lender give you an exact figure of how much money they are willing to lend you and at what interest rate. <BR><BR>Having the letter is like having the cash in the bank. This shifts your focus from financing to getting the best real estate agent and finding the best home that you can afford.<BR><BR>Pay attention to the terms of the letter before you start shopping for your home: What terms did your mortgage lender extend?<BR><BR>A simple prequalification where they took down your information and made an informal guess of what type of loan you will receive is usually not very effective. This basic prequalification of course is subject to running a full credit check, full disclosure of your assets, and no drastic changes in your financial situation. <BR><BR>Depending on how long it takes you to find a home and come back to the application process, pay special attention to your finances. Any lapsed payments on credit cards, student loans or a job change, can give your mortgage lender sufficient reasons to back out of the deal.<BR><BR>Here&#8217;s how to get the maximum benefits out of the preapproval process:<BR><BR>1. Go to our directory of mortgage lenders or search on any major search engines for &#8220;mortgage lenders,&#8221; &#8220;home loans,&#8221; or &#8220;prequalify for a mortgage&#8221;.<BR><BR>2. Fill out an application and make sure it goes through the underwriting process. If you&#8217;re not sure, call the lender using their customer service number and ask them what happens after all the information is submitted.<BR><BR>3. Find out if there are any fees involved for pulling your three bureau credit report, and for the underwriting. Some lenders will charge the fees up front and others will wait until you are approved for the loan.<BR><BR>4. Fill out any extra paperwork such as proof of employments and statement of your resources. You have to prove that you enough cash on hand for a down payment, unless you are getting a no money down home loan. Also, you have to prove that the cash is yours and not a loan. <BR><BR>If you want to a loan from your parents for example, try to get it six to eight months in advance and keep it in your savings account. Otherwise, it will count as a debt and could increase your debt to income ratio and have the opposite effect; showing that you don&#8217;t have any cash and disqualify you from a much bigger loan.<BR><BR>5. Get a pre-approval letter from the lender stating the exact amount of the loan that you will receive and the interest rate.<BR><BR>6. Pay attention to the expiration date on the letter. If you are in a market such as Southern California where competition is particularly fierce, make sure you have the most flexible expiration date that your lender will allow. <BR><BR>Whether it&#8217;s 30 days or 60 days, get it stated in writing. <p>Even with bad credit, it is possible to get the money you need in order to go to college.</p>
<p>First, fill out the paperwork for FAFSA. FAFSA is the Free Application for Federal Student Aid.  The application makes people cringe because it seems so long and complicated, but what is an hour or two of your day compared with not having the money to go to college?</p>
<p>When you fill out your FAFSA, you are applying for a Federal Stafford Loan.  These types of loans are given without a credit check so your bad credit won&#8217;t be a factor when it comes to applying for these loans. If you are a citizen, have little or no income, and have not defaulted on any federal student loans, then you are sure to be approved.</p>
<p>Another loan that does not require good credit is the Perkins loan. Apply for this as soon as possible because they are given out as people apply and the funding will eventually run out. These loans are funded by the government and the college you are attending.</p>
<p>These two loans may not cover everything you need so you will probably have to apply for a private student loan. With a bad credit score, getting a private loan will probably be impossible without a cosigner.</p>
<p>A cosigner is someone who allows you to use their good credit to get a loan. If you are able to get a good cosigner, then you will be able to get your money for school. Choosing someone whose credit score is nearly as bad as or even worse than yours won&#8217;t help you. The loan companies don&#8217;t add credit scores together; rather they will literally be using the other person&#8217;s credit score as a basis for giving you a loan.</p>
<p>A cosigner takes a risk when they agree to cosign for you. If you do not pay on time or you default on the loan, they will be held accountable for payment. This will also reflect in their credit report. When someone trusts you enough to cosign for you, it is your responsibility to not betray their trust. Make your payments on time every month remembering that someone besides the loan company is counting on you doing so.</p>

While there are myths commonly circulating that there are a number of scholarships available to help defray the costs of college, the truth is that while you may be eligible for one or more scholarships these generally won&#8217;t cover the entire cost of your education. Even in the event that you obtain a full ride scholarship covering the duration of your college there are other expenses that won&#8217;t be covered. Therefore, it is imperative to look at all the ways you can utilize to fund your college education. <BR><BR>It&#8217;s always a good idea to begin exploring financial aid as quickly as possible. Depending on your parent&#8217;s income you may or may not be eligible for federal financial aid; however, you never know unless you try. As soon as your parents have their income tax return information it is important to go ahead and fill out your FAFSA application and get it into the system. If you are eligible for financial aid you may qualify for grants, which do not have to be repaid once you graduate. <BR><BR>You should also begin exploring various scholarships for which you might qualify and start getting the applications filled out. Ideally, you should start this as soon as you begin your senior year because some deadlines may arrive sooner than others. <BR><BR>While most people would prefer not to end their college education by being in debt the reality is that it may be quite necessary, particularly if you are attending a private college or you plan on completing post-graduate work. When it comes to student loans, there are a number of options. <BR><BR>One such option is a federal student loan. This type of loan has a number of advantages, including lower interest rates and being able to defer the loan until after you graduate. A federal student loan can be either subsidized or unsubsidized. Your credit card company for example might accept a higher ratio as long as you make all of your payments on time.<BR><BR>Mortgages on the other hand are large, long term debts. In this case, most lenders will want to make sure that you are at the lower end of their debt to income ratio threshold. So, how does one go about calculating this important number? The easiest way is to divide the total of your monthly payments by your gross monthly income. For example, if your total debt payments are $500 with a $2000 per month paycheck, your debt to income ratio is 500/2000 = .25 or 25%.<BR><BR>So what does that number mean?<BR>In general, the lower your debt to income ratio, the better. It shows that you have fewer obligations and are more likely to keep up all of your existing payments. A generally recommended ratio is 15%. All of your car loans, credit card payments, student loans and more should stay at 15% or less.<BR><BR>Mortgage companies are looking for customers whose housing costs will probably be around 30% of their household income. This does not mean that you will be turned down for a home loan if you are at 40% or even 50%.<BR><BR>Clean credit beats DIR?<BR>If you are very young and upwardly mobile, or live in New York City for example, it is possible that your debt to income ratio will always be above the recommended threshold. Most mortgage financing institutions will work with you to provide an appropriate loan product or an interest rate that will qualify you for a home loan.<BR><BR>The cleaner your credit, they more flexible mortgage lenders will be when considering your entire financial profile. A large debt load with a consistent payment history can be better than a small debt to income ratio with an imperfect or poor credit history.<BR><BR>Do your homework and keep an eye on spending habits.
